PRACTICE STANDARDS


The standards of practice are recognized throughout the industry by professionals and the legal system as the golden rule in building inspections.

The standards of practice inform the public on the nature and the scope of an inspection prior to purchasing a property. They provide the guidelines during the inspection and up to the written report. The Standards defines certain terms relative to the inspection of the building in order to ensure a common understanding.

SERVICE AGREEMENT


Conceived to better protect the public, the AIBQ has drafted a service agreement for building inspections, annexes for inspections of condominium and small commercial buildings.

DECLARATION BY THE OWNER


The form “Building Declaration by the owner” is a tool intended to gather information permitting the owner to declare, to the best of his knowledge, the information on the key components of the building and to provide the documents (invoices, warranties, reports, plans, permits, etc..) relating to work performed on the building.

The AIBQ requires that a declaration by the owner be completed and strongly recommends the use of the form «Building Declaration by the owner» enacted by the Organisme d'autoréglementation du courtage immobilier du Québec(www.oaciq.com) in collaboration with AIBQ.

INQUIRY REQUEST


You believe in having been wronged during an inspection.
 

You have a complaint to make regarding the work or the conduct of an inspector member of the AIBQ?

The Complaints Committee is responsible for conducting Code of Conduct investigation relating to the professional services provided by the inspector and/or in regards to an event that implicates a member of the AIBQ.

Complaints must be submitted in writing on an original document and signed by the person requesting the investigation. The investigation request must include a description of the alleged wrongdoing on the part of the property inspector and/or any relevant material in support of the allegation.

Upon receipt of the Investigation Request Form, an investigation will be undertaken. Within the scope of the investigation, it is customary for the complainant's statement to be disclosed to the inspector under investigation. For the investigation, records relating to the allegation held by the subject inspector will be requested by the Committee.

The AIBQ cannot refund or provide compensation relating to inadequate professional services. Disputes concerning inadequate services and damages must be dealt with by way of litigation through the courts. In order for the investigation request to be considered, the Investigation Request form must be signed by the complainant and therefore electronic mail is precluded. We recommend that you consult the AIBQ Web site and review the pertinent documents regarding the inspection profession.

« The persons mentioned in the present list, even though advertising themselves as members of the "Association des inspecteur en bâtiments du Québec" or the "Quebec Association of building inspectors", are not members and are advertising themselves falsely.These persons have been formally advised to immediately cease all false representation in the illegal and misleading usage of the name and/or the logo of the AIBQ but have not responded favorably.».
