STANDARDS OF PRACTICE
AIBQ Standards of Practice are recognized by building industry professionals and tribunals as the model to follow with respect to building inspection.
Standards of practice inform the general public about the nature and scope of a pre-purchase inspection of a property. They provide inspection guidelines during both the inspection and the drafting of the report. The Standards define certain terms relating to building inspection in order to ensure clear communication.
In order to better protect the public, the AIBQ has developed a Building Inspection Service Agreement, as well as annexes for condominiums and small commercial buildings.
DECLARATION BY THE SELLER
The form “Declarations by the seller of an immovable,” is an information gathering tool allowing the seller to declare, according to his/her knowledge, any information relating to the main components of the building and to provide any documents (invoices, guarantees, reports, plans, permits, etc.) related to any work carried out.
The AIBQ requires a declaration from the seller to be completed and strongly recommends the use of the form “Declarations by the seller of an immovable,” issued by the Real Estate Brokerage Authority of Québec (www.oaciq.com) in collaboration with the AIBQ.
REQUESTING AN INVESTIGATION
If you believe you have been wronged during an inspection and wish to make a complaint about the work or behavior of an inspector who is a member of the AIBQ, the Complaints Committee will conduct an ethical inquiry into the professional services supplied by the inspector, or in relation to events involving a member of the AIBQ.
A complaint must be submitted in writing on an original document, duly signed by the person requesting the investigation.
The request for an investigation must include a description of the facts alleged against the inspector and any relevant information in support of the request.
An investigation will be initiated upon receipt of the request. As part of the investigation, it is customary for the complainant's statement to be sent to the inspector under investigation.
The inspector concerned will be asked to forward the complainant's file to the Committee.
The AIBQ cannot grant any reimbursement or compensation for professional services deemed inadequate. Disputes regarding inadequate services and damages suffered must be referred to the competent civil courts.
To be accepted, requests for an investigation must include a statement signed by the complainant. Therefore, the request cannot be sent via email.
People unlawfully using the AIBQ name and logo:
The individuals named in the following list, although pretending to be AIBQ members, are not in fact members. Although requests have been made to stop these inaccurate and misleading representations by virtue of the unlawful use of the AIBQ name and logo, they have continued with the pretence.
